Is the 1% fee really all I pay?

Our listing fee is 1% of your sale price, capped at $11,997. This covers your listing agent representation from start to close. Since the 2024 NAR settlement, buyer's agent compensation is no longer automatically the seller's responsibility, buyers now negotiate that fee directly with their agent. However some sellers choose to offer a buyer's agent concession to attract more offers. We will walk you through all of your options and the full cost breakdown in your free consultation.

What if my home sells for more than $1.2 million?

Our fee is capped at $11,997 regardless of sale price. If your home sells for $1.5M, $2M or more — you still pay $11,997. The cap is absolute.

Do I get the same service as a traditional 3% agent?

Yes. Professional photography, MLS listing, full negotiation representation, contract management, and closing coordination are all included. The only difference is the fee.

How long does it take to sell in Lower Alabama right now?
